Can I cancel my lease early?
No. Your lease is a legally binding agreement and cannot be canceled early. However, tenants in Ontario have the right to assign or sublease their unit at any time during their tenancy.
What are my options if I need to move out?
You can choose to sublease or assign your lease to someone else. In both cases, it's your responsibility to find a suitable tenant. All applicants must be approved by the landlord through a reasonable screening process.
What's the difference between a sublease and an assignment?
Assignment
- The new tenant takes over your lease entirely.
- Your legal relationship with the landlord ends.
- You are no longer responsible for rent or damages.
- Best option if you're not planning to return, e.g., moving away permanently.
Sublease
- The new occupant lives in your unit temporarily.
- You remain on the lease and are still responsible for rent and damages.
- Ideal for short-term absences where you plan to return.
- You collect rent directly from the subtenant and continue paying rent to the landlord
How do I find someone to take over my lease or sublet my unit?
You are free to find a replacement tenant through any means you prefer (e.g., referrals, friends, or online listings such as Facebook Marketplace or Kijiji).

Is there a fee for processing new applicants?
Yes. A $79.10 ($70.00 + HST) service fee applies and must be paid before our team can process applications. The fee covers up to 3 applicants.
What happens with my last month rent deposit?
Regardless of whether you do a sublet or assignment/takeover - the last month rent deposit is arranged between you as the current tenant and your approved applicant. This means that the approved applicant would reimburse you for the last month rent deposit.
Once my applicant is approved, how is the rent paid?
Sublet: You are still responsible for the lease. This means that your approved subletter would pay you the rent and you pay Fahel & Co.
Assignment/Takeover: You are no longer responsible for the lease once your assignment is approved. Therefore, the new tenant would pay Fahel & Co.
Do I need to have a agreement with the new tenant?
Sublet: You are responsible to create and sign an agreement with your approved subletter, this is at your discretion.
Assignment: An agreement is not needed once an applicant is approved by Fahel & Co - the lease will be formally taken over.
Do I need consent from Fahel & Co to complete a sublet/assignment?
Ontario Standard Leases allow you to complete either a sublet or assignment by default assuming that your applicant has been approved by the landlord following a reasonable review process.
Sublet: Once we have approved your applicant, you will remain responsible for the lease and your sublet will interact directly with you. Fahel & Co will not sign any documents or agreements on your behalf - our consent is implied in your Ontario Standard Lease assuming your applicant is approved.
Assignment: In this case, the lease is formally taken over by your approved applicant. Once the takeover documents are signed, you will be formally released from the terms of your lease.
What do I do if my subletter will not move out at the agreed upon date?
Please inform us immediately by emailing complaint@fahelandco.com with the Subject Line: SUBLET REFUSING TO MOVE OUT.
What do I do if my subletter does not pay the rent?
You are responsible for the rent payments and will need to pay the rent yourself in order to maintain the tenancy. Failing to pay the rent may result in action at the Landlord Tenant Board. We understand that situations can change. If you're looking to end your lease early, please review the following information carefully. We always recommend that you consult all available Landlord Tenant Board Resources before pursuing a Sublet or Assignment to ensure you understand the scope of each.

PROVIDING CORRECT NOTICE TO MOVE OUT
Your Ontario Standard Lease specifies that you must give 60 days' notice to move out of your unit (even if you plan to move out when the lease term ends).
Your lease automatically becomes a "month-to-month" lease at the end of the term and does not end unless you give 60 days' notice to move out. After the lease term ends and your lease becomes "month to month" you still must provide 60 days notice if you wish to move out.
The lease term ending does not release you from your obligation to pay the monthly rent. You must pay the rent until your tenancy officially ends. Please refer to Section C & D in the Appendix of your lease for more information.
As per your Ontario Standard Lease, your move out date must be on the last day of the month.
If today is April 3, and your lease ends on May 31, your earliest move out day would be at least 60 days from now, with the end date on the last day of the month. In this case, it would be June 30.
GROUP LEASES
If you are on a single lease with multiple tenants - please note the following:
- The entire group must move-out together.
- If one (or multiple) tenant(s) wishes to move out, while others are staying, each tenant wishing to leave must complete a lease assignment or sublet. PHYSICAL KEYS & FOBS
Instructions will be provided to you in your move-out package.
If your unit is accessed by a digital code or keypad AND you have a fob: Please leave your fob in your unit when you move out.
LATE MOVE-OUTS
Unfortunately, we are unable to accommodate late move-outs. This policy is in place to ensure that our team has time to ensure your unit is ready for the next tenant.
LAST MONTH RENT DEPOSITS
Your Ontario Standard Lease specifies that your last month's rent deposit can only be applied to the last month of your tenancy (and not the last month of the lease term).
This means that you must pay the monthly rent on the day specified in Section 5 of your lease until the last month of your tenancy. Please refer to the note in Section 8 of your lease for more information.
UNIT CONDITION & CLEANLINESS
Upon termination of your lease, a move-out inspection will be conducted. If the condition of the unit has deteriorated (beyond regular wear and tear) from the move-in date you will be subject to a $400.00 cleaning fee.
Please ensure that all decorations and hanging devices (screws, tape, hooks, etc.) are removed. Please patch any holes that resulted from decorations.
KEY DEPOSITS
The key deposit will be returned to you once your move-out is completed and the move-out inspection has been conducted by our team.
If you do not receive your key deposit refund within 5 business days of your move-out, please contact finance@fahelandco.com.
You will receive an onboarding package from our team via ContentSnare within 3 business days of your lease signing.
BUILDING / UNIT ACCESS
If your building / unit uses a digital key pad or code system:
- You will receive your building and unit access instructions via email on the morning of your move-in.
- This email is usually sent by 7AM the day of your confirmed move-in.
- We are unable to share access codes prior to your move-in date to ensure the safety and privacy of existing residents.
If your building / unit has a physical fob or key:
- Please come to our office located at 2450 Lancaster Road, Unit 4, Ottawa, Ontario, K1B 5N3 between 9AM and 4PM on your move-in day. If your move-in falls on a weekend, please visit our office 1 business day prior to your move-in day.
- We are unable to provide access to your unit prior move-in date to ensure the safety and privacy of existing residents.
EARLY MOVE-INS
Unfortunately, we are unable to accommodate early move-ins. This policy is in place to ensure that our team has time to ensure your unit is ready prior to your move-in.
UTILITY TRANSFERS
If you are responsible for utility payments as part of your lease, you must ensure they are transferred prior to your move-in day. Instructions will be included in your onboarding package.

ISSUES ON MOVE-IN DAY

TENANT INSURANCE
- Tenant insurance is required as part of your lease.
- Please ensure you purchase tenant insurance and not homeowners insurance.
- You must submit your proof of insurance prior to your move-in - this can be done when you complete your onboarding package.
- You must purchase at least $1 million in coverage.
- Please contact lease@fahelandco.com if you have difficulty completing this.
- If multiple tenants are on a lease, there are two options for insurance: 1) each tenant as a separate policy with the minimum of $1 million in coverage, or 2) a single policy can list all tenants with the minimum $1 million coverage.
- Please note, for specific questions about policies, premiums, and/or coverage you will need to contact your insurance provider.
- Your policy start date must align to the start date of your lease. For example, if you lease begins on April 1 the policy must also begin on April 1.
RESIDENT PORTAL ACCESS
Access to your Resident Portal is usually live 3-5 days prior to your move-in date. Your portal is used to make maintenance requests, pay your rent, and view your payment history. If you do not have access to your portal after your move-in date has passed, please contact admin@fahelandco.com.
MAINTENANCE CONCERNS
Please ensure you submit any maintenance requests through your Resident Portal. This will allow our team to respond as quickly as possible.
WIFI LOGIN
If Wifi is included in your lease, the login details will be shared via email on the morning of your move-in.
MAILBOX & GARBAGE ACCESS
If your building requires a physical key for mail and/or garbage: The key will be in your unit on the day of your move-in. If you are unable to locate a key, please contact admin@fahelandco.com.
HOW IT WORKS
Our team will typically send you an email 90 days prior to your lease end date to enquire about your interest in a renewal. This is not a requirement, however, our team may do this as a courtesy.
Period: We can accommodate 1-year (12-month) renewals.
Rent Amount: Your rent will be increased by the amount mandated by the Ontario Government. For 2025, that amount is 2.5%.
Giving Notice to Move Out once a lease is renewed: A renewed lease effectively replaces the original lease. This means you will not be able to give notice to move out any earlier than the end date on the renewed lease.

RENEWING A GROUP LEASE
If there are multiple people on your lease: All tenants must choose to renew the lease. If a tenant (s) want to renew and another tenant(s) want to leave we recommend letting the lease become month-to-month (this happens automatically with Ontario Standard Leases when the end date passes). The tenants who wish to leave must complete a lease assignment or sublet. You can learn more about assignments and sublets by clicking here.
DO I HAVE TO RENEW MY LEASE?
You do not have to renew your lease. All Ontario Standard Leases become month-to-month once the lease term ends, assuming you do not provide correct notice to move out.

How do I pay my rent?
Payment instructions and video walkthroughs can be found in your Resident Portal under Documents -> Rent Payment Resource. Please login to your Portal to verify the instructions prior to submitting a payment.
There are multiple tenants in my unit, how do we pay our rent?
Payment instructions are listed in your Resident Portal under Documents -> Rent Payment Resource. Please login to your Portal to verify the instructions prior to submitting a payment.
Single Payment: If you are part of a group lease, meaning that all of your roommates are listed on a single lease, the best practice is to make a single payment for the full rent amount each month. This can be done by any of the methods listed in your Resident Portal under Documents -> Rent Payment Resource.
Multiple Payments: You also have the option to each pay your portion of the rent via any of the methods listed in your Resident Portal. As a reminder, tenants that are part of a group lease are jointly and severally liable for the full rent amount regardless of the portion they pay each month. If you decide to each pay your portion - please ensure that the full rent is covered.

Last Month Rent Deposits
As per your Ontario Standard Lease, the last month rent deposit can only be applied to the last month of your tenancy.
The last month of your tenancy is not necessarily the last month of your lease. The last month of your tenancy can only be known once correct notice to move out is provided by you.
Our Leasing Team / Agents will not offer to waive the Last Month Rent deposit. If you are dealing with someone for one of our rental listing who offers this - please contact general@fahelandco.com to verify the authenticity of the Leasing Agent.
Double Payments
If you have submitted a void cheque OR set up an automatic payment yourself, please do not send another manual payment or E-Transfer. Our team will reach out to you if there are any issues. If you believe you made a double payment, please contact general@fahelandco.com with proof of both payments.
Rent Receipts
Receipts are always available in your Resident Portal. The dates, amounts, and payment method is listed in the portal. In addition, our system automatically sends you a receipt to the email address on file after a payment is posted. We do not provide custom receipts as all the information is already available.

If parking is included in your lease:

Do I need to have a co-signor?
You do not need to have a co-signor on your initial application. Our team will inform if you if this is needed after reviewing your submission.
Proof of Employment / Income
Please provide a paystub, notice of assessment, or proof of deposits from within the last month. Proof of income documents older than 1 month will not be accepted.
Application Processing Time
Once you have submitted all your information, please allow our team 3 business days to review the application. We will respond to you within that timeframe if we need additional information or to alert you that the application is approved.
